Sanand-Dholera Gain Eyeballs After Indo-Taiwan Industrial Park MoU
Indo-Taiwan Industrial Park in the Sanand-Dholera region, increasing investment in semiconductors and related sectors.

Gujarat's global semiconductor hub positioning has taken another leap forward. The Gujarat government signed an MoU with Taiwan-based Allegiance International Company Limited, to establish an Indo-Taiwan Industrial Park in the Sanand-Dholera region, increasing investment in semiconductors and related sectors.
This proposal is expected to attract over ₹1,000 Cr in foreign direct investment (FDI) from semiconductor & electronics manufacturing establishments, directly producing 12,000 jobs over the next 5 years in the region, as declared by the Gujarat government.
The MoU aligns with the India Semiconductor Mission, aiming to strengthen the state’s production ecosystem across sectors such as electronics, electric vehicles, robotics, and supply chains, resulting in future economic growth.
Gujarat is already a global semiconductor hotspot, with projects worth over ₹1.24 lakh crore currently under development in Dholera SIR, just because of the development phase Dholera SIR Plots are already in high demand. This development furthers its claim to being a semiconductor powerhouse.
From a Real Estate Lens
“Where jobs, infra, and capital meet, real estate grows fastest”.
From the popular First Indian Greenfield City of India: Dholera SIR to The GIFT City (Gujarat International Finance Tec-City) to Sanand (First automotive and industrial hub), Gujarat has become the ideal spot for real estate investors, in alignment with future prospect.
“So, what’s fueling this surge and why are investors paying attention?”
Gujarat holds some of India’s prime growth drivers that include:
Key Investments in Sanand-Dholera Region
Key Infrastructure
Investment and infrastructure create jobs, which in turn creates housing demand, leading to real estate wealth generation.
As investments and infrastructure expand, industries grow and jobs are created, bringing in a larger workforce and increasing population. This raises housing demand, leading to steady property appreciation and long-term wealth creation. Entering early in such high-growth corridors allows investors to benefit from both capital gains and rental income potential.
On-Ground Evidence: Dholera SIR plot prices have seen around 10 times appreciation in land prices in the past 10 years, showing steady growth in the next decade. With the Ahmedabad–Dholera Expressway now operational, and the Dholera International Airport inauguration expected by the end of 2026; improving connectivity and infrastructure is likely to support further price growth, possibly up to 10x.
