Rohan had three browser tabs open and one spreadsheet.

Plot A was ₹2 lakh cheaper than Plot B.

He was ready to book it, until a friend asked one irritating question:

"Do you know what the land-use status is?"

Rohan did not.

The cheaper plot suddenly looked like the expensive one.

That is the quiet truth about residential plots in Akru, Ahmedabad, and everywhere else:

The price is only the first line of the story.

Documentation, location and access write the rest.

Let's read it properly, over a cup of chai.

Where Exactly Is Akru?

Akru is a village in Ahmedabad district, in Gujarat's Dholera region, south-west of Ahmedabad city.

Akru, Ahmedabad, Gujarat.

Two points of geography save buyers a lot of confusion.

First, Dholera Special Investment Region (DSIR) is a planned industrial city of about 920 sq km across 22 villages, with its own development authority.

Second, being near DSIR is not the same as being inside it.

Whether a plot falls within the notified DSIR boundary or a town planning scheme depends on its survey number.

Ask for the official map reference, not a verbal answer.

One spelling trap:

Dholera is not Dholka.

They are different talukas of Ahmedabad district. If you are researching Akru Dholera land, check the village name on every document.

Connectivity and Infrastructure: Built, Building, Planned

Dholera’s connectivity is evolving, with some infrastructure already operational, major projects under construction, and further developments planned for the years ahead.

Operational

The Ahmedabad–Dholera Expressway is a 109 km access-controlled corridor, inaugurated by Prime Minister Narendra Modi on 31 March 2026.

Reports put the Ahmedabad–Dholera SIR drive at roughly 40–45 minutes.

Treat that as a guide, then drive it yourself at the hour you would actually travel.

Under construction

Dholera International Airport at Navagam is the headline project.

On 14 July 2026, the Union Civil Aviation Minister said it was about 80% complete.

The runway, taxiway and air traffic control buildings were finished and the terminal was about 75% done.

Until flights operate, the honest description is "nearly there", not "open".

Tata Electronics' ₹91,000 crore semiconductor fab in Dholera is also under construction.

First chips had been targeted for Mid 2028.

A July 2026 report citing Bloomberg said initial production may use 90nm technology rather than the 28nm node first presented.

Planned

An Ahmedabad–Dholera mass rapid transit link and a freight rail connection to Bhimnath have long featured in the DSIR Phase I plan.

Check their current status with the authority before counting them as part of today's commute.

Why Buyers Are Exploring Akru

Interest in residential plots in Akru, Ahmedabad usually traces back to a few factors:

A new expressway

An airport

And semiconductor project in the pipeline

A planned city rising nearby, and entry prices that are often lower than closer-in parcels.

Compared with residential plots in Ahmedabad city, the ticket size is smaller.

Because Akru sits in the wider Dholera belt, buyers looking at residential plots in Dholera often compare several villages.

A fair caution:

DSIR is a multi-decade build-out, and timelines have shifted before.

Nearby infrastructure does not guarantee price growth, resale demand or returns for any individual plot.

Treat the development story as context, not a promise.

What to Compare in Residential Plots in Akru, Ahmedabad

Whether you are weighing residential plots in Akru or plots near Akru Gujarat, the same checklist applies:

1. Plot size and shape: 100–250 sq. yd. plots suit different budgets and building plans.

2. Road access: the width of the approach road, and whether it is legally usable.

3. Land-use: the permitted use. Residential build rights are not the same as agricultural land.

4. Utilities: water, power and drainage, as actually in place versus promised.

5. Surroundings: what is built nearby today, not what is drawn on a poster.

6. Your intent: a home, a long-term hold, or a future resale.

Affordable plots in Akru Gujarat will catch your eye first, and rightly:

A lower ticket size lets more people participate.

But affordable is a price, not a verdict.

A cheaper plot with unclear access or paperwork can cost more in the end than a pricier one with clean documents.

Compare three or four plots near Akru on identical terms before you decide.

The Legal Checklist Before Buying Land

Land is one of the few purchases where the paperwork is the product.

Whichever of the residential plots in Akru, Ahmedabad you shortlist, verify:

1. Title chain: past sale deeds showing how the seller came to own the land.

2. Revenue records: the current 7/12 extract and related village records matching the survey number.

3. Encumbrances: confirmation of no loan, mortgage, litigation or lien.

4. Land-use classification: the zone and any town planning scheme covering the plot.

5. NA (non-agricultural) status: the actual order, and whether it covers the layout you are buying in.

6. Approvals: layout approval and, where applicable, RERA registration, with numbers you can check yourself.

7. Boundaries and access: demarcated plot boundaries and a documented right of way.

8. Registration: the sale-deed process, stamp duty, and who bears which charge.

Why this matters:

A clean title reduces the risk of ownership disputes.

A valid NA conversion governs whether you can lawfully build.

A clear registration process is what makes you the legal owner.

Don't accept "all clear" as a sentence.

Ask to see the paper.

Is Akru Suitable for Your Plans?

Run a five-question test:

1. Purpose: are you building a home or holding land?

2. Budget: can you cover the plot price plus registration and development costs comfortably?

3. Holding period: could you hold for many years if infrastructure timelines slip?

4. Access: are you comfortable with the commute and services available today?

5. Uncertainty: how would you feel if development takes longer than expected?

If most answers sit comfortably, residential plots in Akru, Ahmedabad may deserve a closer look.

If you need quick resale, near-term amenities or fixed returns, a periphery location in an evolving region is probably not the right fit, and that is a perfectly good answer.
