Akru Has Its First Spade: Dharohar Estate's Bhoomi Poojan Is Done and the Excavators Are Already In
The 11 October ceremony opened ground on plots priced from ₹9.99 lakh* onwards, in a region where the expressway is open and Tata is mid-build.

AKRU, Gujarat. On 11 October 2026, Dharohar Land Corp held the Bhoomi Poojan for Dharohar Estate, its residential plotted project in Akru, near Dholera. Footage from the day shows a priest at prayer, a garlanded brick and a spade biting into dry farmland. Heavy machinery follows in the same reel. Plots at the project currently start at ₹9.99 lakh* onwards.
A Brick, a Garland and a Spade
A Bhoomi Poojan is the traditional ritual of asking the earth's blessings. In plotted developments, it usually marks the moment a project moves from brochures to boundary lines. The developer has not named attendees, so this report does not either.
Then the Yellow JCB Rolled In
What happened after the prayers is the part worth noting. The footage shows a JCB working the soil, dump trucks hauling material away and a second excavator pushing a pile of rubble clear. The sequence suggests site preparation began alongside the ceremony. The developer has not yet published a construction schedule, so the pace of the work remains to be seen.
₹9.99 Lakh* Onwards: What the Number Covers
The project offers plots from 100 to 250 sq yd, grouped into Smart, Signature and Grande categories. The layout spans 22,571 sq m, or 26,994 sq yd. The developer's amenity list includes a swimming pool, tennis and pickleball courts, a temple and a mini amphitheatre. Launch visuals also show a golf course around a central lake, but those are artist's impressions, and the approved layout will settle what gets built.
Like most plotted projects, the base price is not the whole bill. GST, registry and development charges sit on top of ₹9.99 lakh*, so a written price sheet and payment plan* should come first in any conversation.
Where Akru Sits on the Map
The developer describes Akru as the western spillover corridor of the Dholera Special Investment Region (SIR). Dharohar Estate is an independent development by Dharohar Land Corp. It is not a government or SIR authority project, as the developer's own disclaimer states.
The developer puts the project 10 to 15* minutes from the Dholera International Airport and 25* minutes from Bhimnath railway station, with the Dhandhuka hub 20* km away. These are the developer's figures, so they are worth testing on a drive from the site.
Akru's Neighbours Have Been Busy
The ceremony landed in a corridor that has had a crowded year.
The Ahmedabad to Dholera Expressway, a 109* km corridor, was inaugurated by Prime Minister Narendra Modi on 31 March 2026 at a reported cost of more than ₹5,100* crore. NHAI says it cuts the Ahmedabad to Dholera SIR journey to under 45* minutes.
Tata Electronics is building India's first semiconductor fab at Dholera with Taiwan's PSMC, an investment of up to ₹91,000* crore. On 13 October, Business Standard reported the fab is being built with ASML as a partner, and Tata Sons chairman N Chandrasekaran called the group's chip push a long-term bet on India.
On 9 July, Gujarat launched its Data Centre Policy 2026 to 2029, saying it expects more than ₹6* lakh crore in first-phase investment. Deputy Chief Minister Harsh Sanghavi said Dholera is set to become the world's largest data centre city.
Dholera International Airport is still being readied, and commercial flights are awaited.
The Quiet Interval Between First Spade and First Resident
Corridor markets tend to price in stages. The roads arrive first, then the anchor employers, then the residents. At Dholera the road is open and the anchor employer is under construction. The residents are still to come.
Entry prices in spillover belts tend to be set in the interval between the first spade and the first resident. Dharohar Estate is billed as a new launch, and listings for the project note that pricing phases can change with demand. That is why any starting figure, including ₹9.99 lakh* onwards, carries a date.
Five Checks Before Any Plot Purchase
- Ask for the title chain and the non-agricultural status papers.
- Get the boundary map and see where the plot falls against it.
- Get a written total-payable sheet covering GST, registry and development charges.
- Get the possession date written into the agreement.
What to Watch After the Poojan
A Bhoomi Poojan is an intention, and the next markers can be measured. They are approved layout plans, internal roads, the amenity build and a possession date. Around the site, the signals to follow are airport licensing and the pace of the Tata fab. The ceremony is done, and the next few months will show how quickly the ground work keeps pace.
